Let’s face it. Most sales come down to the price. Even if your house has perfect transport links, a huge bright kitchen and the sort of garden that’d give the RHS Flower show a run for its money, the price might swing buyers the other way.

Bathroom blitz

Clear away the Ben Nevis-sized mountain of toiletries, sponges, razors, makeup and whatever else that seems to have accumulated in the bathroom. Fold bath towels, wipe down surfaces, open windows to clear moisture and get rid of any mould if you can. Your bathroom needs to look spick and span.
